This is a great park easily run by one person.
Currently is 50% full and growing.
I purchased the park in July 2021. At that time there were only the house and 10 pads. I have added 38 pads for a total of 48.
Current cap rate is 7%.



I am not a motivated seller.

I’m semi retired and have other endeavors I want to pursue.

Location: 20 County Road NW 1030, Mt Vernon Texas, 75457.

On the corner of state highway 37 N. and county road 1030. County baseball fields and small county airport are in walking distance. Downtown Mt Vernon is only 1.5 miles where there are multiple restaurants and shopping.
Interstate 30 is 2 miles away with other restaurants, truck stops, etc.
Approximately 12 miles from beautiful Lake Cypress Springs, 20 miles from Lake Bob Sandlin.

We are 12 minutes from one solar field and 20 minutes to another with more to come.

Park sits on 5 acres.

The park has 48 pads with water, septic outlets, electric 50, 30 and 110 amp outlets at all sites, county water, on-site private septic system, security cameras.

The pads and road’s are gravel.
The pads are 30ft wide and 60ft front to back

There is a 1200 square foot house 3 bedroom 1 and a half bath, with office on the property, (currently manager lives there). The house could be rented out for $800.00 to $1200.00 per month.

Currently there are no park bathrooms, showers or laundry.
I do have the engineered drawings for the laundry water discharge system.
There is a building on site for the laundry.
There are lots of trees in the park.

Lot rent is $500.00 per month and we pay the electric.
